Outrigger Industrial Grows Southeast Portfolio With Building Acquisition In Atlanta

Significant Post Closing Investment will Modernize Property, Aligning it with Current Market Needs

Atlanta, GAJanuary 9, 2026 Outrigger Industrial, in partnership with institutional equity partner Alpaca Real Estate, has acquired the 227,277 square foot building located at 1440 Rock Mountain Boulevard, in Stone Mountain, Georgia. A significant post-closing capital expense investment will be used to modernize the property focusing on infrastructure upgrades and aesthetic improvements. The full building is available for immediate lease.

Planned upgrades to the property include high power capacity up to 4000 amps+, a new 185’ truck court, HVAC warehouse availability and a repainted exterior. The 227,277 square foot building features 27,600 square feet of existing office space and currently offers 24” clear height, ESFR sprinkler system and more than 270 car spaces.

Its proximity to the metro—roughly 15 miles from downtown—makes regional distribution efficient.
