Outrigger Industrial Secures $136 Million to Refinance Industrial Properties in Atlanta and Houston

The two loans, provided by Barings, are secured by two projects (five buildings in total) encompassing 1.7 million square feet

Chicago, IL – June 30, 2025 Outrigger Industrial announced it has secured $136 million in the form of two loans from global asset management firm, Barings, to refinance industrial business parks in Atlanta, Georgia and Houston, Texas. The team at Outrigger Industrial executed the financing transaction for Centris Industrial, the private REIT it sponsors and manages. Centris Industrial is the owner of the five buildings
totaling 1.7 million square feet.

Outrigger Industrial negotiated a $39.5 million loan and a $96.9 million loan,
respectively, with Barings to transition into an advantageous financing solution for two key projects. The former is attached to Falcon II Distribution Center in Oakwood
(Atlanta), Georgia, which encompasses three Class A industrial buildings totaling
496,195 square feet. The latter is connected to Generation Park Distribution Center in Barings- Corporate Houston, Texas, which is comprised of two Class A industrial buildings totaling 1.3 million square feet. Both properties are near major transportation routes and are in active stages of lease up.
